What Does Brexit Mean For Construction?

There are still a lot of unknowns around Brexit, making it difficult to predict its effects with any degree of certainty. Whatever happens, it is likely to have a significant effect on the construction industry. While we can’t predict exactly how Brexit will affect construction, we can give you a few pointers on what to expect and how best to prepare.

What Does The Future Hold For Post-Brexit Construction?

The first possible outcome is a significant labour shortage, at least in the short term. 28% of London construction workers currently come from the EU and so their absence would leave a lot of sites understaffed.

You may also notice a rise in the cost of materials. At present, goods can move freely between the EU and the UK. After Brexit, this movement will be subject to new rules and restrictions, and this is likely to increase the cost of imported materials.

These two issues could combine to create a third problem. With less migrant workers and more expensive materials, it may be difficult to build enough houses to keep up with population growth. However, it is also possible that foreign investors will withdraw after Brexit, lowering the cost of housing and freeing up buildings.

You may also find that you can no longer use the TCC (Technology and Construction Court) to resolve disputes with EU suppliers. The UK currently has access to the TCC as part of the Lugano Convention, but this will only continue if we rejoin the convention after Brexit.

Finally, our departure from the EU may affect health and safety as existing EU regulations are replaced with UK specific ones. The extent of this disruption will largely depend on how closely the new regulations mirror the old ones, and there is likely to be a fair amount of overlap.
